By producing an appraisal before you purchase a site, we can help you to understand if the deal works – how financially feasible it is. We work backwards using informed build cost and gross development value (GDV) estimations to see how much the land is worth.

The appraisal figures are backed up with site-specific research using a number of different sources, including our own industry knowledge, speaking to local agents and obtaining valuations.
Build & Construction Analysis
Even though on face value the numbers might add up, we ensure that all site considerations are taken into account. We look at elements such as the site’s location, potential rights over the land as well as gauging logistical problems that may affect the build costs.
Planning Advice
If the site already has planning, we will look to optimise, finding angles where the plans could be improved. If the site doesn’t have planning, we will use our experience to advise whether we believe planning will be granted, and if so, what for.
General Risks
We look at all the risks that could affect the potential of a site such as logistics, access, utilities, ground conditions, contamination, planning risks etc.
