The benefits of buying a new build property
We’re often asked about the benefits of buying a new build property. And, more specifically, an Artform home. We’ve pooled our thoughts together to create the following non-exhaustive list. Of course, we’re biased, but with two of our directors living in Artform developments, it’s true that we believe in what we build.
So, why buy a new build home?
1. It’s… new!
It may seem obvious, but having a home that’s ready to move into is hugely beneficial. You don’t need to spend money making it liveable and you won’t find any unwanted surprises from previous owners. With an Artform property, you’ll also have brand new appliances included.
All you’ll need is furniture. And if you need help with that, we send each of our buyers a guide detailing where our show home furniture came from.

2. Designed with you in mind
We’ve designed each of our developments alongside an architectural practice and the interior designers at Scenesmith. We take time to make our homes and layouts look beautiful and function perfectly, with aesthetics often inspired by the history of each site.
Having a space that’s been carefully-considered by a team of designers would be an added cost for an existing property. But it’s always included with ours.
Additionally, as times have changed, so have our living habits. We design our homes with the modern buyer in mind, so you’ll find open plan living, large windows and ensuite bathrooms as standard.

3. Energy efficient
With the cost of living rising and the future of the planet on our minds, energy efficiency is more vital than ever before. When building new properties, there are numerous building regulations that we must legally adhere to. From insulation and the building’s fabric, to the windows and doors, these standards far exceed what you’ll find in existing properties.
At Artform, we always go above and beyond the legal requirements. This means your home stays warm in the winter and cool in the summer. Therefore, your monthly costs are significantly lower than in an older property such as a Victorian conversion.
We always heat our homes using underfloor heating (the most energy-efficient option). And, moving forwards, all our schemes will be completely gas-free. In our recently completed Garnham Street development we opted for eco-friendly air source heat pumps over gas boilers.

4. Peace of mind
After buying an Artform property, you enter into a 1-year defect liability period. This means that if anything goes wrong in your home within the first year, we’ll be on the case to sort it out.
Your home will also have a 10-year new home warranty for any structural defects. So, you can rest assured that your property is covered.
Your appliances will also be brand new and, upon moving in, you’ll be able to register them for their warranties. It’s simply a case of reaching out to the respective manufacturer with your appliance number.

5. Outside space
Every new build Artform home includes private outside space, whether that’s a studio apartment or a 4-bedroom house. Having direct access outdoors is hugely important for your wellbeing. And, unfortunately, this isn’t always included with older properties, especially converted apartments. We try to maximise this space wherever possible.

6. Chain-free
Property chains are notoriously fragile; all it takes is for one person to pull out and the entire chain falls apart. 1 in 5 failed property sales in the UK happen for this exact reason. Not only is this hugely disappointing, it can be costly – fees for valuations, surveys, conveyancing and brokerage are non-refundable. And then you’re back to square one, starting your property search again.
Our homes are all chain-free. This takes a sizeable portion of stress out of the process and, if you’re also selling your own property, it can make you more attractive to buyers.

This list by no means contains all the benefits of buying a new build. With government schemes and stamp duty incentives, plus the general flexibility that comes with buying new, there are plenty more reasons that make it an ideal choice.
